How We Find a Tenant For Your Property

Marketing

We typically begin marketing a property three to four weeks before the property is available for occupancy. After researching properties that rented in your neighborhood and previewing your property, we discuss the rental offering price with you and together we establish the price and timeline.

Rental prices may fluctuate depending on the time of year, property condition and the current inventory or rental housing available in the market. The key to success in the leasing process is developing a customized strategy for each property. That is something we have spent years perfecting.

Assuming we have 21 to 30 days to market your property, we begin advertising at a more aggressive (higher) price with the understanding that we may need to drop the price as we get closer to our targeted occupancy date. Our goal is to secure the highest price for every property, but the rental market inevitably determines the price.

In 2018 we achieved the following statistics from our portfolio.

  • Less than a 2% Late Payment rate
  • Less than 21 days on average to lease a property (based on clients who agreed to our recommended initial price and price reductions)
  • 2.4% vacancy rate
  • 1 Eviction
  • 95% owner reimbursement for damages billed
  • 97% success rate of $0 costs/loss of income to owner when tenant terminates lease early

Finding a Tenant

We have an extensive marketing campaign we use for each property we rent. Not only do we utilize the Realtor MLS, top 500 websites, Local Realtor contacts, relocation company contacts but we also have several proprietary marketing avenues that only we provide to our clients.

Keys

We request that you provide us 3 full sets of keys to the property when we begin marketing your home for rent. We provide tenants with 2 full sets of keys to the property and keep 1 set for ourselves. Don’t forget to give us keys to mailbox and storage area, if applicable as well as garage/gate remotes or key codes for other entry devices.

Lockbox

A lockbox allows our showing agents and vendor’s easy access to your property. A lockbox will be placed on the front door or in a secured location close to the main entry area. It will not affect your access to the property with a regular key, nor can anyone access the key without getting the combination from us..

Qualifying the Applicant(s)

The most important part of leasing is the tenant qualification process. Since the tenant is responsible for paying the rent, and for making sure the property is kept in good condition. We completely review the application and supporting documents we receive from each prospective tenant to evaluate them.

Accepting / Rejecting Pets

We suggest considering pets on a case-by-case basis unless you have allergies to them. Many good prospects have pets. We require a pet fee that is determined at the time of the listing or at the time of application approval by us if a pet is accepted.

Finding Your Own Tenant

Our goal is to find a tenant through our marketing campaign so from the initial exposure to your property, the process and expectations are set to the highest standard. We will agree to work with you to assist in identifying a prospective tenant but we would require that we process the prospective tenant(s) applications through our standard application process.

We have found that statistically we have the most problems and misunderstandings with owner-leased properties, and owners tend to regret being involved in the process. There is a reason you enlist the services of a property manager and leasing your property is one of the most important parts of ensuring the best result for your property long term.
